How a property purchase actually starts
1 min read
From the first call to a site visit, a price conversation and a close — and what to do when it does not close.
Summary
A purchase starts with the reason for it, not with a booking amount. The useful order is a call, the papers, a visit, and only then a price.
A purchase does not start with a booking amount. It starts with a clear reason: a home to move into, or capital you are willing to hold. Those two conversations use different numbers. A homebuyer watches the payment plan and the possession date. An investor also watches yield, the holding period, and what has happened to prices on that corridor.
The useful sequence is short. A call confirms the project and the configuration. Information follows: the RERA file, the price, and what is included. Then a site visit, and often a second visit with the people who will actually pay. Only after that is a price discussion meaningful. Closing is a yes or a no. A no needs a reason, so the next conversation is not a repeat of the last one.
If you were introduced by someone who already uses URSQUARE, say so at the start. A referral is recognised when a deal closes, not when an account is created. The person who completes a purchase with us keeps membership access after that close.
