1. Who we are

URSQUARE operates an invitation-based digital platform that curates residential real estate projects and provides concierge assistance to prospective buyers. In these terms, "URSQUARE", "we", "us" and "our" refer to the operator of ursquare.com, and "you" refers to any person who accesses the platform or applies for membership.

We are a buyer-side advisory and concierge service. We are not the developer, owner, or seller of any property listed on the platform, and we are not a party to any sale agreement you enter into with a developer.

2. Accepting these terms

By accessing the platform, creating an account, or submitting a membership application, you confirm that you are at least 18 years of age, legally competent to contract, and that the information you provide is accurate.

If you do not agree with these terms, please do not use the platform.

3. Access tiers

The platform provides different levels of access:

• Public visitors may browse curated project listings, limited galleries, and location summaries.
• Registered users who sign in with Google or a one-time email passcode gain access to full galleries, shortlisting, and concierge requests.
• VIP members gain access to brochure downloads, exclusive off-market inventory, priority handling of inquiries, and a dedicated relationship manager.
• Invited guests may receive a time-limited private access link, which expires automatically on the date shown in the invitation.

We may adjust what each tier can access in order to operate the service. Where a change materially reduces a paid benefit, we will notify affected members.

4. Membership fee and refund

VIP membership requires a one-time fee, disclosed to you before payment. The fee filters for genuinely interested buyers and funds the concierge service.

The membership fee is fully refundable when you complete a property booking through URSQUARE. To claim the refund, the booking must be made on a property presented to you by URSQUARE, and our involvement in that transaction must be verifiable through our records of your inquiries, site visits, and relationship manager engagement.

The fee is not refundable where you complete a purchase independently of URSQUARE, where you introduce yourself directly to a developer after being shown a project by us and then transact outside our involvement, or where membership is terminated for breach of these terms.

Refunds are processed to the original payment method within a reasonable period after the booking is confirmed and verified.

5. Membership term, renewal and expiry

Membership runs for the period stated at the time of approval. We send a reminder before expiry to the email address on your account.

Membership does not renew automatically. If it lapses, VIP-only features are restricted, but your account, shortlists, and accrued referral points are preserved. You may renew at any time.

6. Site visits

Your first site visit arranged through URSQUARE is complimentary, including chauffeured transfer where offered. Subsequent visits may be chargeable, and any charge will be communicated to you in advance.

Site visits are scheduled subject to developer availability and confirmation by your relationship manager. Please give us reasonable notice if you need to reschedule or cancel.

7. Referral rewards

Members receive a personal referral link. Loyalty points are credited only when a person you refer is approved as a VIP member — not on registration alone.

Points may be redeemed for cashback, gift cards, gadgets, or exclusive perks, subject to a minimum redemption balance shown in your dashboard. Points carry no cash value until redeemed, are not transferable, and cannot be sold or exchanged between members.

We may withhold or reverse points, and may suspend participation in the programme, where we reasonably believe a referral is not genuine. This includes self-referral, duplicate or fabricated accounts, and coordinated activity intended to generate rewards without a real conversion.

8. Property information

Listing details, pricing, floor plans, possession timelines, approvals, and availability are provided by developers and public records. We curate and review this information, but we do not warrant that it is complete, current, or free from error.

Nothing on the platform is an offer, a valuation, or investment, legal, or tax advice. Before committing to a purchase, you should independently verify title, approvals, RERA registration, and all commercial terms, and take your own professional advice.

9. Acceptable use

You agree not to:

• Scrape, copy, resell, or republish listings, imagery, brochures, or any other platform content.
• Share your account credentials or a private access link with anyone else.
• Use the platform to market properties, solicit our members, or act as a broker.
• Attempt to gain unauthorised access to any part of the platform, or interfere with its operation or security.
• Submit false information in an application, inquiry, or referral.

We may suspend or terminate access, without refund, where these terms are breached.

10. Communication preferences

We operate on a callback-first basis: your phone number is not released to developers or brokers for cold calling. By submitting an inquiry you consent to being contacted by URSQUARE about that request and about your membership.

You may opt out of promotional messages at any time. We will still send transactional messages necessary to operate your account, such as membership approvals, expiry notices, and site visit confirmations.

11. Intellectual property

The URSQUARE name, logo, platform design, and curated content are our property or are licensed to us. Developer marks and project imagery remain the property of their respective owners. Membership grants you a personal, non-transferable right to view content on the platform; it does not transfer ownership of anything.

12. Limitation of liability

The platform and concierge service are provided on an "as available" basis. To the fullest extent permitted by law, URSQUARE is not liable for any indirect or consequential loss, or for loss of profit or opportunity, arising from your use of the platform or from any transaction you enter into with a developer.

Where liability cannot lawfully be excluded, our total liability to you is limited to the membership fee you have paid to us.

We are not liable for the acts, omissions, delays, construction quality, or possession timelines of any developer.

13. Changes to these terms

We may update these terms as the service evolves. The effective date above will change when we do. Where a change materially affects your rights as a paying member, we will notify you by email. Continuing to use the platform after a change takes effect constitutes acceptance.

14. Governing law

These terms are governed by the laws of India, and the courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute arising from them.
